Building in Melbourne

A bill of quantities lists every item on a job with its quantity and rate. Ours is the Full line-by-line estimate, priced against our rate library and laid out in the trade groups a builder works in: site works, concrete, framing, roofing, brickwork, plumbing, electrical, plaster, tiling, painting and external works.

What's in it

About 280 lines on a single storey house and more on a double, each with its quantity and rate. The rates come from our library of approximately 6,000 items in our specialised estimating program, priced on the price list for the job's state. Anything the plans don't show is flagged for you to confirm. Items your plans and answers don't cover are listed as exclusions on the estimate.

What builders use it for

A bill of quantities puts every supplier and subcontractor quote on the same quantities. Builders use ours to get quotes, write purchase orders, set a budget and track costs. On a tender it's what you price from and check each trade against.

A standard estimate or a full bill

The standard estimate gives each trade group its total. It's enough for a budget or a feasibility. Choose the full bill of quantities when you're tendering, ordering materials or checking quotes line by line. Choose Both documents to get the summary for your client and the full bill for you, in one order.

Master bills for standard designs

Builders who build the same designs again and again can have us prepare a master bill of quantities for each design in our specialised estimating program. Later jobs and variations on that design are then priced off it. Master bills aren't ordered on the estimate form. Call us on 0421 307 603 to talk one through.

Need the quantities for one trade only? See Takeoff Services. For a commercial bill, see Commercial Estimating.

Questions about Bills of Quantities

What is a bill of quantities?

A bill of quantities, or BOQ, is a list of every material, labour and construction item on a job, each with its quantity and usually a rate. The items are set out by trade and cost centre, from site works and concrete through to painting and external works. On a priced bill the lines add up to the cost of the job. Our article on reading a bill of quantities goes through a cost centre from our sample estimate.

How is a bill of quantities different from a square metre rate?

A square metre rate gives you one figure off the floor area, where a bill of quantities prices every item on the job. A sloping block, a heavier slab or a bigger roof shows up in its lines before the job starts.

Who prepares a bill of quantities?

Construction estimators and quantity surveyors both prepare them. We prepare ours in our specialised estimating program, priced against our own rate library. Our article on the difference between the two sets it out.

How much does a bill of quantities cost?

Our Full line-by-line starts at $799 + GST on a single storey home. The fee goes up with the building type and the number of dwellings, units or levels. You'll see your exact fee on the form before you pay.

What drawings do you need?

Your architectural plans as a PDF: the floor plans, elevations and sections. The engineering, site plan and soil report sharpen the slab and site works. A scope of works or your selections sets the finish level.

Can I use it to get quotes from my trades?

Yes, give each trade the lines for their work and they're all pricing the same quantities. Our estimating terms let you share it with your suppliers, trades and tender team for the project it was prepared for.

Do you prepare bills of quantities for commercial jobs?

Yes, a commercial Full line-by-line is $2,599 + GST. The form asks which consultant drawings you have. Any package without them is carried as a named allowance.

How long does it take?

Within 48 hours (two business days, Monday to Friday) once you've paid and uploaded your plans. A large unit, apartment or commercial job can need longer. If yours does, we'll let you know and give you a new date.
