Pre-Purchase Building Inspections

Know the condition of the home you're buying before you sign or bid at auction.

A home can look good on the surface and still have defects that change what it's worth to you. A pre-purchase building inspection gives you an independent assessment of the building before you commit to buying it.

What we inspect

The inspection covers the accessible areas of the property inside and out. It looks for visible defects and areas that need repair or a closer look. We take the home's age, construction type, condition and access into account. The signs to look for on your own visits are in our article on what to check before buying.

What you get

You get a written report of what we found at the time of the inspection: the major and minor defects we could see and the areas that need repair or further investigation. It follows AS 4349.1-2007, the Australian Standard for pre-purchase inspections of residential buildings. Use it to decide whether to buy, what to offer and what to budget for.

Building and pest inspections

A building and pest inspection adds a timber pest inspection to the building inspection. It's $595 + GST on a house, townhouse, unit or apartment. The pest part follows AS 4349.3, the Australian Standard for timber pest inspections.

Buying at auction

A pre-auction inspection is our pre-purchase inspection booked for before auction day, at $495 + GST. In Victoria there's no cooling-off period when you buy at a publicly advertised auction, or in the three clear business days either side of it. Once you sign at auction the sale is binding.

Buying by private sale

A private sale usually gives you three clear business days after you sign to end the contract. If you do, the seller can keep $100 or 0.2% of the price, whichever is more. An inspection before you sign is still the better time. Talk to your conveyancer or lawyer about making your offer subject to a building inspection.

How a Pre-Purchase Inspection Works

  1. Tell us about the property

The address, the agent and the date you need the report by.

  2. We book a time

The price for your inspection, then a time to inspect before you sign.

  3. We inspect the home

The accessible areas, inside and out, checked for visible defects.

  4. You get the report

A written report of the defects and concerns we found at the inspection.

Questions about Pre-Purchase Inspections

When should I get a pre-purchase inspection?

Book it before you sign the contract or bid at auction. You then have the report while you can still decide whether to buy and what to offer.

Can I get a building inspection before an auction?

Yes, a pre-auction inspection is $495 + GST, booked for before auction day. In Victoria there's no cooling-off period when you buy at a publicly advertised auction, or in the three clear business days either side of it. Once you sign at auction the sale is binding.

Can I make my offer subject to a building inspection?

You can ask for it in a private sale, as a special condition your conveyancer or lawyer writes into the contract. The seller can accept or refuse it. If they refuse, book the inspection for before you sign the contract.

What does a pre-purchase building inspection include?

It includes the accessible areas of the property, inside and out, checked for visible defects. The report lists the major and minor defects we could see and the areas that need repair or further investigation before you buy.

Does a pre-purchase inspection include a pest inspection?

No, book a building and pest inspection to cover both. It's $595 + GST on a house, townhouse, unit or apartment, against $495 + GST for the building inspection alone.

What Australian Standard does a pre-purchase inspection follow?

Our pre-purchase reports follow AS 4349.1-2007, the Australian Standard for pre-purchase inspections of residential buildings. A building and pest report adds AS 4349.3 for the timber pest part.

What happens if the inspection finds defects?

You decide what they mean for the purchase. A pre-purchase report doesn't pass or fail a home: it sets out what we found and the areas that need repair or further investigation. Buyers use it to decide whether to go ahead, what to offer and what to budget for.

How much does a pre-purchase inspection cost?

A pre-purchase building inspection is $495 + GST on a house, townhouse, unit or apartment, or $595 + GST with a pest inspection. A travel fee of $100 + GST may apply in the Geelong, Ballarat and Bendigo areas, down to Phillip Island and around Warragul. To book, send us the address or call us on 0421 307 603.
