Buying a commercial property
Book the inspection before you sign. The three-day cooling-off period in section 31 of Victoria's Sale of Land Act 1962 doesn't apply to land used primarily for industrial or commercial purposes. It doesn't apply when the buyer is a company either.
New builds and defects
Our completion stage inspection is for a new commercial build at the end of construction. Our warranty (defect) inspection checks a finished building for defects. For a new home, see Pre-Handover Inspections.
Before works start
A dilapidation report records the condition of a property before building or demolition work starts nearby. A report on council assets only is a record of the council's assets beside the site, such as footpaths, kerbs, nature strips, drains and trees. A commercial building inspection is $795 + GST. On a commercial property our building and pest inspection is $795 + GST and a dilapidation report $795 + GST. A dilapidation report on council assets only is $795 + GST, a completion stage inspection on a new build $795 + GST and a warranty (defect) inspection $795 + GST.
Is there a cooling-off period on commercial property?

It's a record of the condition of the council's assets beside a building site before work starts, such as footpaths, nature strips, kerbs, drains and trees. Glen Eira City Council, for example, asks the person in charge of a site to report existing damage to its assets before building works start. Ours is $795 + GST.

Yes, a building and pest inspection on a commercial property is $795 + GST. It's a building inspection and a timber pest inspection of the property, done together.
What is a warranty (defect) inspection?
It's an inspection of a finished building for defects. Ours is $795 + GST on a commercial property and $495 + GST on a house, townhouse, unit or apartment.
