The jobs we price
These are the commercial jobs on our estimate form:
- Office and professional: office fit-outs in an existing shell; new office buildings, low-rise to high-rise; medical centres, dental and allied health clinics
- Retail and hospitality: shopfronts and tenancy fit-outs; shopping centres and supermarkets; cafes, restaurants, pubs and bars; hotels and motels
- Industrial and warehousing: warehouses and distribution centres; factories and workshops; cold storage; industrial units and strata warehouses; service stations, car yards and showrooms
- Institutional and civic: schools, childcare centres and universities; hospitals and health facilities; government buildings, libraries and community centres; churches and other places of assembly
- Recreation and entertainment: gyms; sports facilities; cinemas and theatres

What you send us
Your architectural plans as a PDF. The form then asks which consultant drawings you have for the civil, hydraulic, mechanical, electrical and fire packages. Where a package has no drawings, the estimate carries a named allowance for it.
How it's priced
Quantities come off your plans and are priced against our rate library in our specialised estimating program, on the price list for the job's state. The estimate is laid out by trade to show where the money sits before you tender or take a budget to your client.
What you get
The standard estimate gives each trade its total, for a budget or a feasibility. The full line-by-line lists every item with its quantity and rate, for tenders and checking subcontractor quotes. Our usual turnaround is 48 hours (two business days). A large commercial job can need longer. If yours does, we'll let you know and give you a new date.

How much does a commercial estimate cost?
A standard commercial estimate is $1,599 + GST. The full line-by-line is $2,599 + GST and both documents together are $3,599 + GST. The form shows your exact fee before you pay.
How long does a commercial estimate take?
Our usual turnaround is 48 hours (two business days, Monday to Friday) once you've paid and uploaded your plans. A large or complex commercial job can need its own timeframe. If yours does, we'll let you know and give you a new date.
Do you estimate fit-outs?
Yes, our estimate form covers office fit-outs in an existing shell as well as shopfront and tenancy fit-outs. Upload the architectural plans for the tenancy and tell us which consultant drawings you have.
What if I don't have the services drawings?
You can still order without them. The form asks which of the civil, hydraulic, mechanical, electrical and fire drawings you have. Any package without drawings is carried on the estimate as a named allowance.
Do you estimate commercial jobs outside Victoria?
Yes, we estimate commercial jobs anywhere in Australia off the plans you upload. Every estimate is priced based on the job's location. If the job is in Melbourne or Sydney, it uses that state's price list.
Can I use the estimate to tender?
Yes, the full line-by-line gives every item with its quantity and rate to price your tender from and check subcontractor quotes against. The fee doesn't cover running the tender or getting live quotes from your trades.
Does the fee include site visits or design?
No, the estimate is priced off your drawings. Unless it's agreed in writing, the fee doesn't cover site inspections, measured surveys, design, engineering, compliance certification, building approvals or permit applications.
